st.albert community   One of the most desirable places to live in Canada, St. Albert is a sought after community located just Northwest of Edmonton.  With prices well below the Canadian Average the real estate market is heating up.  Single Detached homes are selling close to their list prices (with a sale-to-list price ratio of 98% for January), properties are receiving multiple offers, and a relatively quick average days to pending is what we are seeing for most properties.   But what really does this all mean?  These factors demonstrate strong demand and competition for homes, which typically benefit sellers. However, it's important to note that there are still opportunities for buyers, as evidenced by a percentage of sales occurring below list…

It is crucial when selling in a shifting market to price your home properly.  Over pricing will just lead to lower offers (buyers testing to see if your desperate to sell), miss out on qualified buyers, lead to price corrections, extended days on the market, perceiving something is wrong with the house and ultimately lead to a sale price of less than market value.

Under pricing can do the same - potential for stigma of issues with the house (questioning why is it so cheap) or can   leave potential money on the table.

Pricing at market value leads to the largest pool of  qualified buyers and can encourage multiple offers and more money offered.

 Factors that determine market value

- market conditions (mortgage, interest rates)

With a sigh of relief for most Canadians the Bank of Canada has announced today that it will not be raising its key rates as it sees the inflationary pressures easing with the economic slowdown. The over night rate will stay put at 5% for now.

"The slowdown in the economy is reducing inflationary pressures in a broadening range of goods and services prices. Combined with the drop in gasoline prices, this contributed to the easing of CPI inflation to 3.1% in October. However, shelter price inflation has picked up, reflecting faster growth in rent and other housing costs along with the continued contribution from elevated mortgage interest costs. In recent months, the Bank’s preferred measures of core inflation have been around 3½-4%, with the…
