Cromdale Real Estate
Located in north east Edmonton, Alberta, Canada, the inner city residential neighbourhood of Cromdale is one of the older areas. It overlooks the North Saskatchewan River valley and has irregular boundaries because of its location. The southern edge is the North Saskatchewan River valley, the west is 84th Street and the north west is edged by the Canadian National Railway right of way. The neighbourhood is almost divided in half by the Kinnaird Ravine.
Roughly 10% of the homes were built before the end of World War II. Another 8% were built between 1946 and 1960. The largest construction phase was in the 1960s and 1970s when almost 66% of homes were built, most of these apartments. The remainder were built after 1980.
Most of the residences are apartments and apartment style condominiums, making up roughly 85% of the housing market. The remaining homes are single family structures. 31% of homes are occupied by their owners. The area is considered to be highly mobile, with only 31% of the residents being at the same address for five years or more.
The Edmonton Commonwealth Stadium is just to the west in McCauly. The Stadium LRT station is the closest transit facility. There is one Catholic elementary school in the area and Parkdale Elementary-Junior High School, part of the Edmonton Public School System, is just to the west of the area. Concordia College is to the southeast. Parkdale Square is the closest shopping mall.
