Downtown Real Estate

While many people determine the downtown area to include parts or all of the surrounding neighborhoods, the actual borders of Downtown Edmonton are as follows: 105 Avenue to the north, 97 Street on the east, 109 Street to the west, and 97 Avenue, 100 Avenue, and Rossdale Road all to the south. Jasper Avenue also borders on the southeast of the downtown core.

Surrounding neighborhoods of Downtown Edmonton include Rossdale (south), Riverdale (east and south east), Boyle Street (east), McCauley (northeast), Central McDougall (north), Queen Mary Park (northwest), and Oliver (west).

Districts and other areas of interest in Downtown Edmonton:

The Arts District, located in the eastern part of Downtown Edmonton, houses such notable buildings as the Citadel Theater and the Winspear Centre. The new Art Gallery of Alberta is scheduled to open in this area in January 2010. Edmonton City Hall is also located in this district. All of these buildings look out upon the Sir Winston Churchill Square, where a number of festivals and events are held.

The Edmonton City Centre is a merging of the former Eaton Centre and Edmonton Centre. The two became one in the late ’90’s and the two malls are connected by a large pedestrian skyway. The Edmonton City Centre is comprised of the mall at its centre, the Bay, CBC, Winners and Empire Theatres, four office towers, and a Delta hotel. The mall underwent some major reconstruction at the time of the merging and has recently attracted some high-end businesses.

Rice Howard Way is an open-air pedestrian walkway closed to traffic. This area of 101A Avenue is well known for its quaint cafes and restaurants.

The Warehouse District houses a number of old warehouses that were converted into commercial businesses. Many of the old warehouses were also converted into lofts or condos. This area includes a number of shops, markets, restaurants, and cafes.

The Government Centre houses the Alberta Legislature Building. Underground pedestrian tunnels connect the Legislature Building to such historic buildings as the Bowker Building and the Frederick W. Haultain Building. The Federal Building, at the northeast corner of the Government Centre, is currently under construction. This $356 million face-lift is scheduled to be complete in 2011.
