Parkdale Real Estate
Parkdale, one of the older neighbourhoods located centrally in Edmonton, Alberta, Canada, is part of the Norwood area of Edmonton. Parkdale is located just north of the downtown core. Parkdale is bordered on the south by 112 Avenue and the north by 118 Avenue. The Canadian National Railway right of way and Edmonton’s northeast LRT line bound the east, with 80 Street on the west. Passing through the neighbourhood is Fort Road. Commonwealth Stadium is immediately south of Parkdale, and Rexall Place lies to the northeast. To the west lie the Alberta Avenue area and the McCauley neighbourhood. To the east are Montrose, Cromdale, and the Edmonton Northlands. Eastwood neighbours the north, and McCauley still on the south.
Two schools, Parkdale Elementary Junior High School and St. Alphonsus Catholic Elementary Junior High School, are located in the neighbourhood.
Approximately 40% of the residences in the area were built before the end of World War II. The majority of the remaining dwellings were constructed between the end of the war and 1960. According to the 2005 municipal census, two thirds of the residences are single-family homes. A mixture of condominiums and apartments comprise 27%, with the remainder of the dwellings in the neighbourhood being duplexes, row houses, or group housing. The majority of the residences in Parkdale are owner occupied, with roughly 40% being rental properties. Parkdale is a highly mobile community.
